TERMS AND CONDITIONS
Here are the terms for staying at Casa 18 accommodation. The confirmation of the reservation constitutes a contract according to the applicable Italian regulations. The contract is binding for the person making the reservation, as well as for all other individuals mentioned in the reservation, including minors. The conditions listed here, as well as subsequent changes and additions, apply to all our services provided through any mobile device, email, or telephone. By accessing our website, visiting it, and/or using any of the available applications on any platform, you declare that you have read, understood, and accepted the conditions listed here (including the privacy policy), also in accordance with Articles 1341 and 1342 of the Italian Civil Code.

RESERVATION
The guest can submit an availability request via the contact form. We will respond as soon as possible with our best offer and provide instructions for payment. The reservation becomes binding only when the actual payment is received, and availability is confirmed. Confirmation of the reservation will be sent via email to the provided address after payment confirmation. We will send a confirmation email. Acceptance of our conditions is implied by confirming the reservation. Please verify the accuracy of the information in the confirmation and promptly inform us of any errors. For the reservation, the guest must provide first and last name, a valid phone number, and a valid email address. By making the reservation, the guest agrees to receive one or more emails with reservation confirmation and, if necessary, reservation information before the arrival date.

PAYMENTS
General conditions: The total amount for the stay is due for the confirmation of the reservation. Accepted payment methods: Bank transfer. Our bank details will be communicated via email. The reservation is confirmed only after the actual receipt of the transfer and verification of actual availability. If the customer sends the payment instructions, the dates will be reserved for a maximum of 72 hours. If the transfer is not credited within this period, the dates will be released (made available for other guests).

STAY RULES
The reservation entitles the guest to stay in the accommodation. The facility is furnished and equipped with bedding and dishes, as well as a welcome package. The final cleaning and the provision of bed linen are the responsibility of the guest. The service does not include breakfast or meals. At check-in, every guest, including minors, must present a valid photo ID card. Keys will be handed over by the staff or can be placed in a key box for self-check-in if guests have already sent a valid photo ID card. Before check-in or at check-in, guests are requested to sign a vacation rental agreement. Check-in is set between 5 pm and 7 pm. It is possible to arrange a different time with the staff, at least one day before arrival, depending on availability. Check-out is until 10 am. It is possible to arrange a different time with the staff, depending on availability. Smoking is prohibited in the accommodation. Organizing parties in the accommodation is also prohibited.

CHANGES AND CANCELLATIONS
Dates of a reservation can be changed based on availability. If the reservation is moved to a period with higher rates, the guest will be charged the price difference. The reservation can be canceled up to 30 days before arrival, entitling the guest to a refund of the entire amount paid. In case of cancellation within the last 30 days before arrival, the entire paid amount will be retained as a cancellation fee. Unused nights are not refunded in the event of early departure or late arrival. The guest is obliged to pay for the entire booked stay.

NO-SHOW
In the event of a no-show, the fully paid amount will be retained.

SECURITY DEPOSIT
The guest is required to pay a security deposit to cover possible damages to the structure and/or losses (e.g., bedding, towels, hangers) or additional cleaning costs in case of excessive dirt. The deposit is managed directly by us. The guest may not refuse to pay the deposit. If the guest does not want to pay the deposit, the reservation will be canceled, and the refund will be made only according to the structure's conditions. If the deposit is managed directly by the structure, it can be paid by bank transfer. The deposit will be returned only after careful inspection by the staff of the structure and equipment within 15 days after check-out. The base amount of the deposit is €300. The amount may be increased at the discretion of the staff based on specific conditions.

GROUPS
By making the booking, the person completing the transaction is identified as the group leader. The group leader confirms being authorized by the other participants to agree to the general terms and conditions. The group leader is responsible for the total amount of all confirmed reservations. Subsequent inquiries must be communicated directly and exclusively by the group leader. All other general terms and conditions remain valid.

PETS
The following rules apply: Pets must be registered before check-in. A maximum of 2 pets is allowed in the accommodation. Pets must never be left alone in the accommodation and must not cause disturbances to neighbors. Pets are not allowed to roam freely in common areas. For hygienic and technical reasons (due to clogging of the filters with dog hair) , dogs are not allowed in the pool. We provide a dog paddling pool for dogs. The pool area is fully fenced and there is another fully fenced area in the garden.

RESPONSIBILITY
Any responsibility for disturbances due to supply failures, accidental equipment malfunctions, or other force majeure reasons is rejected. Any responsibility for damages caused by other guests, weather events, natural disasters, epidemics, illnesses, and thefts to persons, animals, and property is rejected. The customer is responsible for the safekeeping of their belongings. The customer must report any damages for which they are responsible. The guest is responsible for any damages caused by them and undertakes to bear the restoration costs in case of damage to the provided facilities (furniture, equipment, and common areas). Any behavior violating good manners and public order will result in the guest leaving the premises without compensation or refund. The photos presented on the website or partner sites are for illustrative purposes only. Although every effort is made to ensure that the photos, graphics, and texts representing the properties provide the most accurate overview of the services offered, variations may occur, especially due to furniture replacement or possible renovations. The structure cannot be held responsible for the non-execution or incorrect execution of the reservation due to force majeure, unforeseeable and insurmountable interventions by third parties, customer responsibility (especially regarding internet unavailability, inability to access the website, the possibility of external intrusion, the intervention of computer viruses, or the possibility of unauthorized prepayment by the bank of the carrier). Events considered force majeure or accidental events are those usually recognized by the jurisdiction of Italian courts and tribunals. Neither party can be held responsible for the non-fulfillment of its obligations due to an event of force majeure. It is expressly agreed that force majeure suspends the performance of the mutual obligations of the parties, and each party bears the costs arising from it. The structure is entitled to withdraw from the contract for a legitimate reason without being liable for damages, such as force majeure or if a reservation is made with misleading, false, or incomplete information.

UNDISCLOSED GUESTS
For reasons of public safety, no unauthorized person may have access to the rented properties. Undisclosed guests at the time of booking or upon arrival are subject to additional charges for the host, calculated with a surcharge of 50% on the daily rate, and will be reported to the authorities. This measure is taken due to reports of false information by the guest.

FINAL PROVISIONS
Non-compliance with one or more points of this regulation and the rules contained therein may lead to the termination of the contract with the corresponding economic and legal consequences. The structure reserves the right to change this regulation at any time, published on the Casa 18 website.
